On January 21, 2026 the Queen Anne’s County Board of Appeals will hold two evidentiary public hearings at 110 Vincit St., Centreville. At 5:00 PM Garrett B. Currey (Case BOA-25-09-0228) requests two variances for 138 Winchester Ave (NC-2 zoning, Critical Area IDA): reduce the required 35 ft front-yard setback to 9 ft to construct a three-story replacement single-family dwelling with porch, and allow enclosure below the first floor to exceed 600 sq ft under the Floodplain Ordinance. At 5:30 PM Three Seas, LLC (Case BOA-25-10-0230) will appeal a Planning Department decision (denial dated September 3, 2025) that refused to process a variance related to Supplemental Use standards (§18:1-58.B) for 1104 Price Station Rd (Village Center). The notice says these are evidentiary hearings, applicants are encouraged to attend and may want an attorney; staff reports and the Board’s Rules of Procedure are available and hearing accommodations can be requested from Beverly Churchill.
