Minutes of the Centreville Planning Commission work session on April 3, 2024. Commissioners reviewed zoning map amendments and agreed by consensus to keep the parcels occupied by Walgreens, the Food Lion shopping center, McDonald’s, and AutoZone in the Planned Business District (PBD). They noted some Central Business District (CBD) parcels on South Commerce Street are split with R‑2, reviewed examples of existing built densities based on parcel sizes, and asked staff to check whether the dwelling-unit-per-acre standard uses net or gross calculations by reviewing original Northbrook and Symphony Village site plans. The Commission was informed the Critical Area Commission is updating regulations (comments due April 15) and that the Priority Funding Area uses net calculations; a Council report said a wastewater treatment plant update and introduction of a new K‑9 officer, Cash, are expected at the next Council meeting.
