Planning Commission — 2024-02-21

The Centreville Planning Commission met on February 21, 2024. The Commission announced a new Clerk, Gaye Adams, and the appointment of Carolyn Brinkley as Town Manager, then approved minutes from October through December 2023 and a November 1 work session. The main appearance was a preliminary site plan for a three-story mixed-use building at 216 N. Commerce Street (about 850 sq ft storefront, four 2‑bed units and one 1‑bed unit, balconies, basement storage, individual heat pumps and laundry in each unit). Key issues raised were a requested reduction in required parking from 14 to 9 (the Commission recommended making on-site parking residential-only and relocating the trash corral, which would result in 8 spaces including a handicap space), stormwater chambers to intercept existing flows on site, a 4” line needed for the fire sprinkler system, and questions about rear-yard and driveway setbacks that may require a variance or a Town determination. The Commission also discussed a schedule of tasks for the year including implementing the Comprehensive Plan, zoning checkup, accessory dwelling units and affordable housing, Planned Unit Development updates, map amendments, and bylaw revisions; there were no citizen comments and the meeting adjourned at 9:43 p.m.
