This record is the minutes of the Centreville Planning Commission work session on April 5, 2023, called to order by Chair Kara Willis. Commissioners reviewed public comments on the Draft Comprehensive Plan, agreed not to change the growth area under discussion, and noted a prior removal of a growth area on the west side of Rt. 213 at the southern end of town. The Town Planner’s letter and PowerPoint about Planned Unit Development (PUD) and Traditional Neighborhood Development (TND) were distributed; commissioners discussed R-1, R-2, and R-3 lot sizes, setbacks, and special-exception uses. They expressed a desire for a minimum open space requirement and cluster development in infill residential zones and assigned homework to identify PUD elements that could be integrated into R-1/R-2/R-3 regulations. No citizens spoke; the meeting adjourned at 8:45 p.m.
