The July 20, 2022 Centreville Planning Commission meeting approved the June 15, 2022 minutes, heard no public comments, and focused on the Comprehensive Plan/land use discussion led by Town Planner Chris Jakubiak. The Commission reviewed traffic counts (2000, 2010, 2019; 2020 counts were excluded because of COVID-19), noted rising congestion on MD Rt. 213 and local streets (including backups near Symphony Village and Chesterfield Avenue during school times), and discussed how development intensity could affect school enrollments and water/wastewater systems. Staff reported Centreville’s population rose by 2,845 from 2000–2020 with 1,039 new households (1,846 total households), presented three household-growth projection scenarios (adding as many as 2,374 units or as few as 444 units), and estimated that continued 1% annual residential growth would put elementary and middle schools at about 94% capacity and the high school at 105% by 2040 and would require a 1.25 million gallon per day wastewater treatment plant. The meeting also included a draft Land Use chapter excerpt that frames land use guidance through 2040, directs commercial and residential growth toward downtown, MD Rt. 213, Railroad Avenue, and the Centreville Business Park, emphasizes protecting forests and open space, and notes that implementing the plan will require zoning map and ordinance changes.
