Planning Commission — 2022-05-18

The Centreville Planning Commission met May 18, 2022. The Commission unanimously approved minutes from April 20 and May 4, administered Oaths of Office to Mitchell Delaney, Nancy Emerick, and Wendy Emerson (terms expiring April 2027), and elected Kara Voight as Chair, Tim Zuella as Vice Chair, and Mitchell Delaney as Secretary. The main substantive item was discussion of Ordinance 07-2022, a zoning text amendment on convenience stores that would set a 2,000 sq ft limit in the Central Business District and allow stores up to 5,500 sq ft in C-2, C-3 and the Planned Business District (with C-2 by special exception); many citizens spoke or submitted comments in opposition. Representatives for Royal Farms and Coursevall LLC described industry trends toward larger modern convenience stores, compared local size limits in other towns, noted an estimated water use of about 3,500 gallons/day for a 5,500 sq ft store, discussed traffic and electric vehicle charging, and said the stores operate 24/7 with local employment.
