This is the Centreville Planning Commission work session held October 6, 2021, which focused on the housing section of the Combined Working Draft of the Comprehensive Plan; no citizens spoke. Staff noted Centreville can provide affordable units based on HUD area median income, that 85% of the town’s housing is single-family, and that 122 households pay more than 40% of their income for housing; new census data is expected in Q1 2022. Zoning topics included the town’s flexibility to create mixed housing types, that duplexes are prohibited in R-1 and R-2, and that in R-3 each duplex unit must have a minimum lot area of 5,000 square feet. In the Council Member report, Mr. McCluskey said the Council reorganization meeting is October 7 and urged the Planning Commission to engage more with Council and to send a letter stating the spray field is critical and that the wastewater treatment facility be expanded; the meeting adjourned at 8:16 p.m.
