Resolution 14-2024 is a Town Council action to annex 279.586 acres owned by Providence at Centreville LLC into the corporate boundaries of the Town of Centreville. The Resolution incorporates an annexation plat and metes-and-bounds description (both dated January 5, 2024), makes the Town Charter and ordinances effective on the property, and attaches an Annexation Plan. The Town agrees to abate Town real estate and personal property taxes on the property until Town water and sewer are available to serve development or for up to 25 years, whichever comes first, with partial abatements retained for unserved portions if service is provided to part of the land earlier. The property is to be zoned Traditional Neighborhood Development (TND) with the owner able to seek a Planned Unit Development (PUD) or other Comprehensive Plan‑consistent zoning; the Town will submit a request for County authorization of Town zoning (if required) within five years and the owner must wait for County authorization before final subdivision or site plan approval if the County denies authorization. The Resolution calls for a public hearing with published notice and required notifications to Queen Anne’s County and the Maryland Department of Planning, incorporates Exhibits A–C, allows the Town to enter annexation or service agreements, and requires the petitioner to reimburse the Town’s reasonable expenses related to the annexation.
