Centreville Planning Commission Work Session April 5, 2023 7:00 p.m.
MINUTES
The April 5, 2023 Centreville Planning Commission work session was called to order at 7:00 p.m. by Kara Willis, Chair, in the Liberty Building, second floor meeting room. The following members and staff were present: Kara Willis, Chair;
Tim Zuella, Vice Chair; Mitchell Delaney, Secretary; Pat Fox and Nancy Emerick, Members; and Betty Jean Hall, Administrative Assistant.

Discussion a. Comprehensive Plan Discussion
• Ms. Willis reviewed the public comment letter submitted by Council Member Worth. After discussion, it
was determined the growth area in question is not proposed to be changed.
• Further review of previous work session changes were discussed including the removal of the growth area
on the west side of Rt. 213 at the southern end of town.
• A letter and power point concerning Planned Unit Development and Traditional Neighborhood
Development emailed by Mr, Jakubiak, Town Planner was distributed to the Planning Commissioners.
• Lot sizes and setbacks within the existing R-1, R-2 and R-3 zoning districts as well as the allowed uses by
special exception were discussed.
• A minimum open space requirement and cluster development are desired in the infill residential zones.
• A homework assignment was given to identify desirable pieces of the PUD to see if they can be integrated
into the R-1, R-2 and R-3 zoning district regulations.
