Centreville Planning Commission Work Session March 6, 2024 7:00 p.m.

MINUTES

The March 6, 2024 Centreville Planning Commission work session was called to order at 7:03 p.m. by Kara Willis, Chair;

in the Liberty Building, second floor meeting room. The following members and staff were present: Kara Willis, Chair;

Tim Zuella, Vice Chair; Mitchell Delaney, Secretary; and Nancy Emerick, Member; Daniel B. Worth, Town Council Member; Sharon VanEmburgh, Town Attorney, Stacey Dahlstrom, Town Planner and Betty Jean Hall, Administrative Assistant.

Chairs Announcement

• Ms. Willis stated the citizen in attendance tonight has shown interest in possibly serving on the Planning

Commission. She suggested the best way to get an idea of how the commission operates is to attend a couple meetings.

Discussion a. Zoning Map Amendments

• Ms. Dahlstrom contacted Sam Stanton with Queen Anne’s County who provided a large format Zoning

Map for use by the Planning Commission.

• Ms. Dahlstrom provided the members with a table of properties for review that have the potential to be

changed to Central Business District (CBD).

• Some properties currently have split zoning. It is the intent to clean up these properties by changing them

to the zone that most coincides with their current use.

• 103 – 107 North Liberty Street, 209 Broadway and 202 West Water Street were determined as CBD.

• The entirety of Pennsylvania Avenue and 210 East Water Street to CBD. PRA(C-1) will be removed

from the map.

• Ridgeview Court will retain the PRA(R-3) designation.

• 211 – 401 East Water Street on the Northern side and 405 – 545 Railroad Avenue on the Northern side to

CBD.

• Renaissance Chase apartments at 303 Queen Anne Circle to R-3.

• The March 20 meeting will be held at a different location to be decided. The next work session will be

held April 3.

b. Review of Planning & Zoning Commission Bylaws

• This review is postponed until the next meeting.

Council Member Report

• Mr. Worth stated there will be an application for an Annexation in the northern half of growth area four will be

coming before Council at their next meeting.

Adjournment There being no further business, the work session adjourned at 8:45 p.m.
