III. DISCUSSION OF 2026 WORK SESSION TOPICS
A. STATE-MANDATED AND COMPREHENSIVE REVIEWS
• Accessory Dwelling Unit (ADU) Updates
o Amendments required to align with updated State code o Statutory implementation deadline: October 2026
• Critical Area Comprehensive Review
o Required 10-year review cycle o Last comprehensive review approved January 2016 o Scope to include:
▪ New climate change requirements
▪ New equity and environmental justice requirements
▪ Consideration of repeal and replacement with the most recent State model law
B. ZONING ORDINANCE AND DESIGN STANDARDS
• Design Standards Update
o Review and update existing design standards for clarity and consistency
• Schedule of Uses / Zone Regulations
o Creation of a Schedule of Uses table similar to the Schedule of Zone Regulations o Structural considerations:
▪ Add a new table to Attachment 2 so all zoning tables are consolidated, or
▪ Create a separate attachment for the Schedule of Uses
o Evaluate whether to:
▪ Replace individual use references throughout the code with references to the
Schedule of Uses
▪ Identify an appropriate location for retaining definitions and requirements currently
embedded in special exceptions
