Easton Sign Code: Signage within shopping centers shall be developed in accordance with an approved General Signage Plan as per Section 28 – 1007.2 (A) 26 (C) of this Ordinance. 28 – 1101.7 SIGNS PERMITTED AFTER ISSUANCE OF SIGN PERMIT B. FREESTANDING SIGNS: 1. No more than one free-standing sign per building lot, not exceeding fifty (50) square feet (per side) in area, the top of which is not more than ten (10) feet in height, and which contains only the name of the owner, trade names, trade mark, products sold, and/or describes the business(es) or activity conducted on the premises whereon such sign is located. Except in the CBD Zoning District, such sign shall be placed on a continuous base that is at least as wide as horizontal width of the sign it supports. Such sign shall be set back at least ten (10) feet from any property line. Signs setback a minimum of 100 feet from property line may be enlarged to not more than one hundred (100) square feet. 2. A landscaped area equivalent to two and one-half square feet for each square foot of the area of each side of a freestanding sign shall be maintained by the permit holder. This area shall be kept in a neat and clean condition, free of weeds and rubbish. The landscaped area shall contain living landscape material consisting of native shrubs, perennial ground cover plants, or a combination of both placed throughout the required landscape area and having a spacing of not greater than three feet on center. Where appropriate, the planting of deciduous or evergreen trees installed in a manner which frames or accents the ground graphics structure is encouraged. 3. Each building must incorporate its legally assigned street number into its freestanding sign. 4. In addition to the above, each gasoline/service station or other business selling automotive fuel is permitted one price sign not to exceed eight (8) square feet in area and eight (8’) feet in height and shall be incorporated into the main freestanding sign. 5. No more than one (1) freestanding sign identifying a subdivision, multifamily or Planned Development (PR, PUD, or HC) project. Such sign shall not exceed fifty (50) square feet in area or ten (10) feet in height. The location of such sign shall be indicated on required site plans or subdivision plats. 6. No more than one (1) freestanding off-site sign may be permitted only for businesses which are accessed exclusively via an easement such that a sign could not be placed in a manner which respects the setbacks. Such a sign shall require written permission from the owner of the property on which the sign is to be located. 7. Premises with excessively long frontages, 300 feet or more, may be allowed an additional freestanding sign for each increment of 300 feet. 8. Multiuse buildings. A multiuse building may have one freestanding sign facing each street or highway on which the building has frontage. The maximum size restriction for such freestanding sign may be increased by up to 50 percent if three or more occupants share the same sign. Bel Aire Sign Code: Freestanding sign. [a] A freestanding sign is permitted if the property has at least 40 feet of lot frontage or more. The sign shall not exceed 40 square feet. A low silhouette for freestanding signs is encouraged. Signs may be externally lit or internally lit if an opaque sign face is used with cutout translucent lettering. Only one freestanding sign is permitted on each lot. The height of the sign shall be proportional to the setback in front yard areas and may not exceed a 1:1 ratio. The side yard setback shall be a minimum of 1/2 the minimum building setback. Sign height shall be measured from the average contact grade to the highest point of the sign or supporting structure. Sign allotment does not include any portion of the sign containing architectural features or addresses. Signs shall not prohibit or impede visibility at any ingress/egress location. The maximum height allowed for any freestanding sign is 15 feet above ground level. Permit requests for signs over 10 feet in height shall be submitted with engineer-designed and sealed specifications/drawings. [Amended 6-5-2023 by Ord. Monument Sign: A ground sign with low overall height. (See freestanding sign.) Pylon Sign: A freestanding sign with a visible support structure. It may or may not be enclosed by a pole cover. Winter Garden, FL Sign Code Gross floor area means the sum of the fully enclosed covered floor area and the unenclosed covered floor area of a building at all floor levels. Monument sign means a sign which has the vertical structure supports concealed in an enclosed base. The width of such enclosed base shall be equal to at least two-thirds the horizontal width of the sign surface. Multi-tenant parcel means a parcel of property, or parcels of contiguous property, existing as a unified or coordinated project, with a multi-tenant structure. Multi-tenant structure means a building used, designed or constructed for occupation by more than one tenant. Off-premises sign means any sign relating to commodities, accommodations, services, or any other activities on premises other than the premises upon which the sign is located. Shopping center means any complex of three or more commercial establishments located proximately. Shopping center sign means a sign of any type that pertains to the shopping center as a whole. Signs for individual shops within the center are covered in the specific categories of this chapter. Single-tenant parcel means a parcel of land with a structure located thereon that is occupied by only a single establishment or entity. Single-tenant structure means a structure that is occupied by only a single establishment or entity. Prohibited signs. The following signs are prohibited: 1. Pennants, streamers, and spinning or similar type signs, except feather signs. 2. Any sign that flashes or rotates. 3. Any sign fastened to, and supported by, or on the roof of a building, and no projecting sign shall extend over or above the roof (including mansard roofs) of a parapet wall of a building. 4. Temporary Off-premises signs. Any temporary sign advertising or identifying a business or organization which is not located on that premises. Existing off-premises signs for which a valid permit has been issued will be permitted to remain for a period of one year from the date of the adoption of this ordinance. FREESTANDING SIGN. A self-supporting sign resting on or supported by two or more elements in a fixed location or any other type of base on the ground. Freestanding signs include, but are not limited to, ground signs and monument signs. Shopping center: A complex of three (3) or more architecturally unified commercial retail establishments, located proximately with at least 20,000 sf of building surface area with 2 or more buildings, generally utilizing shared entrance(s) and parking. Shopping Center Sign: A freestanding sign that displays the various tenants of a shopping center as a whole, usually located near the entrance to the property or properties associated being unified by the common shared entrance. Shopping Center Signs shall be limited to C-3 and PBD Zoning Districts. SIGN AREA. The surface area of a sign shall be calculated as including the entire area within a regular geometric form or combinations of regular geometric forms comprising all of the display area of the sign and including all of the elements of the matter displayed. Frames and structural members not bearing advertising material shall not be included in the calculation of surface area* discuss how we are determining the “sides” for sign area. PLACARD/EASEL SIGN. A freestanding sign usually hinged at the top, or attached in a manner, and widening at the bottom to form a shape similar to the letter "A." The master sign plan provides a review process where any development that includes one building of 25,000 square feet or more of gross floor area, or multiple buildings, on a single parcel, with cumulative total of 25,000 square feet of gross floor area or more can submit a master sign plan package that illustrates all the signage that will be used on the lot or parcel of record as of the effective date of this amendment and the relationships of all these signs to the development. A. Master sign plans shall be submitted to the Department of Planning & Zoning for any nonresidential development which meets the square foot threshold, and where the applicant wishes to submit a single, comprehensive sign plan for review. B. A master sign plan is intended to promote consistency among signs within a development and enhance the compatibility of signs with the architectural and site design features within a development. C. A master sign plan may include more than one freestanding sign per development or other deviations from the standards of this Ordinance. D. An application for review of a master sign plan shall include: 1. A master sign plan, drawn to scale, delineating the site proposed to be included within the master sign plan and the general locations of all permanent signs including freestanding and building signs and the property lines, buildings, roadways, and rights-of-way. 2. Drawings or sketches indicating the dimensions, location, and sign area for all the permanent signs. 3. Drawings or sketches indicating the exterior surface details of all buildings on the site on which wall signs, awning signs, canopy signs, projecting signs, window signs, or other building signs are proposed. 4. Information regarding the illumination of any signs. E. In order for the Planning Commission to approve a master sign plan, the Commission shall find all of the following: 1. That the plan's contribution to the design of the site and surrounding area will be superior to the quality than would result under the regulations and standards of this Ordinance. 2. That the signs proposed as part of the master sign plan will create a uniform sign package for the site related to materials, lighting, design, and other features of the individual signs. 3. That the proposed signs are compatible with the style or character of improvements and are well-related to each other in terms of location and spacing. F. The Planning Commission may grant approval subject to conditions as it deems necessary to carry out the intent of this Article. G. Upon approval of a master sign plan, permits will be issued only for those signs approved under the master sign plan, subject to all conditions of approval
